In simplest language, a PARCEL is a quantity of land identified for taxation purposes, while a LOT is a recognized subdivision of property with a written legal description that addresses permissions or constraints upon its development.
Can you subdivide rural property?

Can a divided parcel of land be sold?

Use the good tract as leverage to make someone buy the undesirable one too. The costs associated with closing a small parcel of land are not justified by the sell price.
What happens if you sell a portion of your land?
Keep in mind that the price you paid for the property included the value of the land and the value of the home. If two-thirds of the value of the property was in the land, and the house itself was only worth one-third of the purchase price, the profit you now show from the sale of the land may be smaller than you think.
Do you get a gain from selling vacant land?
Once you subdivide your property, you will be selling vacant land, albeit land that you’ve owned for more than five years. According to IRS Publication 523 (), if you sell the land on which your main home is located, you may not exclude any gain from the sale of land.
Can a parcel of land be exempt from PPL?
A partial PPL exemption cannot be applied to a part of a parcel of land which is used for primary production (see paragraph 3 regarding the definition of a “parcel”). The whole parcel is either exempt or not exempt depending on whether or not primary production is the dominant use ( Brown v Commissioner of Land Tax (1977) 7 ATR 642).
